All Properties are Pre-screened for

Guardian is committed to the safety and maintenance of your property.

·         We offer a Nations Home Warranty Program to cover the unexpected repairs

·         We offer an optional planned maintenance schedule with our preferred contractors to maximize your investment dollar, and future resale of your property

·         We provide reminders for tenant maintenance items, as well as coordinating owner maintenance items

·         We provide periodic property condition inspections

·         We offer optional Spring/Fall HVAC tune up scheduling

·         We maintain a professional business relationship with reputable contractors in the various fields required for your homes

·         We insure move in/move out readiness

·         We handle Emergency/Urgent Repairs

·         Vacancy Care

·         We have Decision Making Options to provide flexibility in your business plans

·         We provide meticulous Accounting, Documentation, and Management Reports

Guardian has Professional Keller Williams Realtors on staff to provide outstanding Marketing of your properties for Sale and for Lease, as well as skilled Buyers Representation to handle your inventory expansion needs. We also provide Buyers Representation to our tenants when it is time for them to purchase their new home

Tenant relations and concerns are promptly handled by our Professional Staff

·         We offer 24 hour Emergency Maintenance Service to our tenants. We do not pay for maintenance work.

·         In the event of an emergency affecting the safety of the Tenant, or the integrity of the structure, we will pay to get the situation under control. The Owner is expected to reimburse Guardian accordingly.

 

Guardian Management Fees

·         Typically 10% of the months rent

·         Listing and Leasing Fees are typically 80% of one months rent

·         Lease renewal fees are typically 30% of one months rent

 

Guardian Strives for successful owner and tenant relationships. However, if we must terminate a lease early or eviction, we outsource this to a local law firm who specializes in Evictions

 

Guardian Real Estate Management is a member of the National Tenant Network

Tenants are screened for

·         Credit Report

·         Criminal Background check, including Sex Offenders

·         Prior Lease History Verification

·         Employment Verification

·         APPLICATION FEES ARE NON REFUNDABLE
